Right now, the latter, of course, is something we all dream of having.<\/p>\n<p>Shanty Wijaya, founder of LA boutique real estate renovation and development firm Allprace, was prescient two winters ago when she decided to convert the two-car garage connected to a recently built house into what\u2019s popularly known in California as an ADU (Accessory Dwelling Unit). In 2017, the state enacted legislation making ADUs legal and removing most fees; since then backyard structures have been more popular than ever. Join us for a look at this one, which Shanty notes is also perfect as a rental\/Airbnb: \u201cBy turning the garage into an ADU\u2014with plumbing, electrical, an HVAC system, kitchenette, bedroom, and bath\u2014we increased the square footage of the house and added value for the future homeowner.\u201d Plus a place to quarantine in style.<\/p>\n<p>Photography by Jessica Alexander, courtesy of Allprace Properties (website under construction; see the latest @allprace).<\/p>\n<p><img decoding=\"async\" class=\"aligncenter\" src=\"\/wp-content\/uploads\/2025\/12\/3669218034352746347.jpg\">  <br \/>Above: Inspired by the historic Craftsman-style houses in the surrounding Jefferson Park neighborhood, Shanty added the board and batten siding, painted the exterior in Benjamin Moore\u2019s Wrought Iron, and introduced custom carriage doors with a cedar pergola.   <\/p>\n<p>Shanty grew up in Jakarta and came to this country to study biochemistry and molecular biology. She\u2019s a self-taught designer who thinks like a scientist\u2014\u201dI love to research, problem solve, and invent things\u201d\u2014and treats each property as a passion project. She says that one distressed house turn-around in 2009 led to another, and that\u2019s how she got into the business. She\u2019s currently at work on three remodels. Just don\u2019t call her a house flipper, she asks: \u201cWe put design, artistry, and workmanship ahead of business and profit. Our mission is to create well-designed, high-quality houses regardless of price point and to help beautify neighborhoods.\u201d Allprace partners with Humble Design, and a portion of Allprace\u2019s proceeds go to the nonprofit\u2019s creation of furnished houses for families transitioning out of homelessness.<\/p>\n<p>,<br \/><img decoding=\"async\" class=\"aligncenter\" src=\"\/wp-content\/uploads\/2025\/12\/7590622431089034048.jpg\">  <br \/>Above: The private entrance on the side of the structure opens to a compact mudroom with a built-in bench and combination shelf and hanging rack\u2014\u201dall very easy to have made,\u201d says Shanty. The hanging trifold mirror is one of several vintage objects that she deployed to \u201cinstantly personalize the interior.\u201d<br \/>\n<br \/><img decoding=\"async\" class=\"aligncenter\" src=\"\/wp-content\/uploads\/2025\/12\/5682615923713736216.jpg\">  <br \/>Above: In place of two cars, the approximately 400 square foot space has a kitchen, eating area, and bed. The flooring is engineered European oak. The walls are painted Farrow &amp; Ball\u2019s Wevet on the walls and Ammonite on the beamed ceiling.   <\/p>\n<p>Shanty says she always works with skilled contractors (\u201cinexperienced and cheap will cost you in time and frustration\u201d) and makes sure to have \u201cclear and detailed contracts\u2014with contingencies: trust me, renovations rarely end up under budget.\u201d<\/p>\n<p><img decoding=\"async\" class=\"aligncenter\" src=\"\/wp-content\/uploads\/2025\/12\/1574948642706063676.jpg\">  <br \/>Above: The kitchen has a walnut butcher block counter from Floor &amp; Decor, and an Ikea apron-front sink with a Rohl faucet.
